Mobility Lease in Paris: Conditions, Duration & Benefits for Expats & Business Travelers

Arriving in Paris for a few months for an assignment, training, or a new job, and you don't want to commit to a year-long lease? The bail mobilité (mobility lease) was designed with you in mind. Created by the ELAN law of November 23, 2018, it regulates short-to-medium term furnished rentals for individuals in a situation of mobility. Here’s what you need to know before signing.

What is the Bail Mobilité?

The bail mobilité is a furnished rental contract, agreed upon for a duration of 1 to 10 months. It's intended for tenants who, at the time of signing, are in a specific temporary situation. It is governed by articles 25-12 to 25-18 of the law of July 6, 1989.

Its principle is simple: to offer a clear legal framework for those who need accommodation for a few months, without the constraints of a classic rental.

Who Can Benefit?

The tenant must justify, on the effective date of the lease, one of the following situations:

  • Vocational training
  • Higher education studies
  • An apprenticeship contract
  • An internship
  • A voluntary commitment as part of civic service
  • A professional relocation (mutation professionnelle)
  • A temporary assignment as part of their professional activity

Proof is required: assignment contract, internship agreement, employer's attestation, school certificate, etc.

What is the Duration?

The bail mobilité is concluded for a minimum of one month and a maximum of ten months. It is neither renewable nor extendable. However, its duration can be modified only once by amendment, provided that the total duration does not exceed ten months.

If, at the end of the lease, the tenant and the landlord wish to continue, they must sign a new contract, this time in the form of a classic furnished lease.

Major Advantages for the Tenant

No Security Deposit. This is one of the strong points of the bail mobilité: the law prohibits the landlord from requesting a security deposit. The tenant can, however, apply for the free Visale guarantee, which covers potential unpaid rents.

Ability to Leave Anytime. The tenant can vacate the accommodation whenever they wish, by giving one month's notice. Ideal if your assignment ends sooner than expected.

Ready-to-Live Accommodation. The accommodation must be furnished and have everything necessary for daily living: bedding, hob, refrigerator, crockery, storage, lighting, etc.

Simplified Charges. Charges can be paid as a flat rate, avoiding regularization at the end of the stay.

And for the Landlord?

The bail mobilité allows landlords to rent their property to reliable tenants, often sent by their employers, for short and secure durations. The property remains a residential dwelling; it is not a tourist rental. In Paris, rent control applies to the bail mobilité, just like other furnished primary residence rentals.

Bail Mobilité, Furnished Lease, Company Lease: How to Choose?

  • You are on an assignment, internship, training, or relocated: The bail mobilité is for you.
  • You are a student for an academic year: The nine-month student furnished lease might be more suitable.
  • Your company is providing your housing: A lease in the company's name, with direct invoicing, is often the simplest solution for HR departments.

On HelloParis, the contract suitable for your situation is automatically offered and signed online before your arrival. Companies can explore our corporate housing solutions.

Key Points to Check Before Signing

  • The lease clearly states that it is a bail mobilité and specifies the reason (assignment, internship, relocation, etc.).
  • The duration is between 1 and 10 months.
  • No security deposit is requested.
  • The rent complies with the current rent control regulations in Paris.
  • The furniture inventory and the entry inspection report (état des lieux) are attached.
